Subdividing your land: Made Easy

People misunderstand the complexities of the subdivision procedure when it comes to subdividing an Auckland property. The administration and coordination of the large number of persons participating in particular. We know the appropriate questions to ask, how to minimise risks, and how to avoid budget blowouts because we’ve subdivided hundreds of properties across Auckland.

We figure out what you want from your land, appraise it, and present you with a variety of options. Then we gather all of the reports you’ll need for council approval.

We can monitor all aspects of the project taking the stress away from the project. You can be as involved as you would like and rely on us to take care of the rest.

Agreement

We know what it takes to win approval from the city council. We gather the required documentation and submit your subdivision application to Auckland Council.

Construct

We can handle every part of the building procedure if you wish to build on your newly partitioned land. we can help you with anything from design to site preparation.

Step 1 – Get in touch

Step 2 – We will prepare a feasibility report for your development and some options for you to choose from.

Step 3– Based on your choice, we will provide a cost and time estimate for completion of your projects.

Step 4 – We will get a topographic survey done and provide you with a scheme plan.

 Step 5 – We will provide you with concept plans for the new dwellings. Once you approve, we will take the process further.

 Step 6 – Prepare Resource Consent application which includes but are not limited to

  • Scheme plan
  • Planning report
  • Civil engineering report
  • Civil engineer Drawings

Step 7 – Lodgement and approval for RC application

Step 8 – Prepare EPA and BC Applications

Step 9 – Lodgement and approval of consents

Step 10 – Construction Begins

  • New Dwellings
  • Public and Private drainage
  • Public and Private Accessway
  • Subdivision Practical works such as Retaining walls, services to each lot, Footpaths
  • Vehicle Crossings
  • Inspections as required for both new dwellings and sub-division works
  • As built plans as required

Step 11 – Finalise

  • Apply for CCC
  • Section 223 Application
  • Section 224 Application

Step 12 – Practical Completion and Handover
